LOCATION: Tredegar Square, E3
PROPERTY: Grade II listed, 4-storey house in Georgian Square
PROJECT: Rear extension, full restoration and refurbishment
ARCHITECT: Etchingham Morris
DURATION: 6 months
This Grade II Listed Georgian townhouse overlooks the beautiful Tredegar Square conservation area in Bow. The owners – one an international opera singer – wanted to extend their space and restore the period features to bring the house back to its former glory.
In the lower ground floor, we built a rear extension for a dedicated music room, and damp-proofed the existing area so a utility/shower room and two reception rooms could be added. Above the extension, a terrace was created to add another level of outside space to the landscaped garden. On the ground floor, we installed a Devol kitchen, and added French doors for access to the terrace.
The house was re-wired and a new heating system put in, with stylish cast iron column radiators. The extensive restoration work involved carefully stripping, sanding and oiling the original floorboards; refurbishing the sash windows; restoring the staircase after stripping off layers of old paint; and enlisting a specialist to restore the original cornicing and ceiling roses.
The adjoining reception rooms on the first floor are the showpieces of the house. We removed the lath and plaster from the wall between the rooms and the clients were so taken with the studwork beneath, they decided to keep it. This open room divider is a real surprise and sets off the two beautiful living areas to either side..
One floor up, the family bathroom was enlarged and re-styled, and in the master bedroom, we increased the depth of the cupboards to create functional wardrobes, while retaining the stylish curved design. On the top floor, the owners’ young sons now have an amazing bedroom in the eaves, complete with bespoke storage and an astroturf carpet!
The whole house was transformed and is now a beautiful, unique, seriously impressive family home.
